A brief guide to letting your property from Strutt & Parker
Our lettings experts are here to make the process easier. We can deal with every aspect of letting – including financial, legal and practical issues – and will tailor our service to meet your requirements. This guide explains how we can make letting a property as smooth and stress-free as possible. We hope you’ll find it useful.
We’ll take a unique approach We know that when it comes to letting property, one size does not fit all: every landlord’s circumstances and requirements are different. Whether you’re a first-time landlord with one rental property or an investor with a large portfolio, our local teams will take the time to get to know you and your property and to understand your aims so we can offer valuable, tailored advice.
We’ll find a tenant who’s right for you Selecting the ideal tenant for your property can bring significant benefits, including a longer let from the outset, and thus a reduction of void periods. So we focus on attracting professionals who are long-term renters and are motivated to find quality accommodation, such as corporate and international tenants. And thanks to our Corporate and Relocation Services, we can bring professional tenants from around the UK and across the world directly to your door.
We keep an eye on costs and legislation It’s important to manage the costs of letting a property. We are completely transparent about our fees and our terms, so you’ll always know what to expect. And because we collect our fees as the rent is processed, we only get paid when you do, which helps to ease cash flow at the start of a tenancy. In addition, the legal obligations on landlords – from insurance to health and safety – mean that letting a property can be a little overwhelming. Our expert lettings teams will guide you through your responsibilities and ensure your property is fully compliant with the latest legislation.
With our property management service, we take the stress out of lettings If you simply want us to find a tenant and leave the rest to you, the rent-collect option could be the right choice. But for landlords who want to enjoy the rewards of owning a property while having peace of mind that their investment is protected, our full management service is the answer.
You’ll have access to a personal property manager, who will be on hand to respond quickly to any issues. This is particularly beneficial if you live abroad, as it’s vital to have someone close by who can look after your tenants and your property in your absence.
Before the tenancy begins, we organise safety checks and cleaning, oversee any works requested by the tenant as a condition of the tenancy, arrange the inventory and check-in, and advise utility suppliers and the local authority that the property has been let.
During the tenancy, we’ll ensure that your property complies with the latest legislation, pay any bills, arrange any repairs and maintenance work (including 24-hour emergency care) and assist your insurance company in the event of a claim.
We know it’s important to be sure that your property is being looked after, so we’ll visit at least twice a year to check that everything is in order and provide you with a written report, including photographs. We’ll also serve the appropriate notice should you require the property back.
At the end of the tenancy, we’ll arrange an inventory check-out, take care of any repairs and negotiate the return of the deposit. And, as an additional service, we can also manage your property should it become vacant.
